Selling this spring? The Perth seller’s storage and staging playbook
24 September 2026
The fastest way to lift your sale result this spring is to remove a third of what’s in your home before the photographer arrives. Perth’s market is still growing, but agents are reporting more listings and more selective buyers than a year ago — which means presentation is doing more of the selling work in 2026 than it did during the frenzy.
Why presentation matters more this spring than last
When buyers had no choice, homes sold themselves. With listings rising through mid-2026 and demand softening from its peak, buyers are back to comparing — and properties with awkward layouts, cluttered rooms or tired presentation are getting punished on price and days-on-market. The good news: presentation is the one market factor entirely inside your control.
The one-third rule
Stylists work to a simple principle: rooms photograph and inspect better when they’re about two-thirds full. That last third — the second sofa, the overflow wardrobe, the garage stack, the kids’ toy mountain — doesn’t need to be sold or binned. It needs to be somewhere else for six to eight weeks. That’s precisely the campaign-length problem short-term storage solves.
The four-weekend plan
Weekend 1: Ruthless sort
Room by room: keep on display, store for the campaign, sell or donate, dispose. Be honest about the store pile — if you haven’t used it since last spring, it’s a store or donate item.
Weekend 2: Container arrives, big items go
Have a container delivered to the driveway and move the bulky third in: excess furniture, off-season gear, the garage and shed overflow. Loading in your own driveway beats hiring a trailer for six tip-and-storage runs.
Weekend 3: Deep clean and small repairs
With rooms emptied to two-thirds, cleaning and touch-up painting is dramatically faster — and the photos will show it.
Weekend 4: Style and shoot
Whether you hire a stylist or do it yourself, you’re now styling a spacious home rather than fighting a full one. The container sits in our yard, out of sight of every inspection.
The bonus: you’ve pre-packed your move
Everything you stored for the campaign is exactly the stuff you’d have packed for moving day anyway. When you sell — and if a settlement gap opens up between homes — the same container simply keeps working until you’re into the new place. One decision covers staging, the move and the gap.
For agents and property managers
If you’re an agent preparing listings, we partner with WA real estate professionals — REIWA members have access to a dedicated offer for their vendors. A vendor with a decluttered, staged home is an easier campaign for everyone.
FAQs
How much does it cost to store furniture while selling a house in Perth?
From $299 per month for a Small 10ft container — typically enough for staging overflow from a 3-bedroom home — plus delivery and collection quoted by suburb. Most campaigns need 6–8 weeks.
Does decluttering actually affect sale price?
Agents and stylists consistently report that decluttered, well-presented homes photograph better, draw more inspection traffic and attract stronger offers — and in a market where buyers have choice again, presentation gaps show up in the result. Ask your agent what they see locally.
Can the container stay in my driveway during the campaign?
You can keep it on site if you have room, but most sellers have us collect it — a container in the driveway isn’t the look you want in listing photos. It’s stored securely at our Yangebup yard until you need it back.
